ACCESS STATEMENT FOR ‘RIVERSIDE’
This access statement does not contain personal opinions as to suitability for those with access needs, but aims to accurately describe the facilities and services offered to all our guests.
lntroduction
Riverside is a large, red brick Victorian property. Formerly two cottages, it has been thoughtfully converted into one dwelling with two separate staircases. There is good vehicular and pedestrian access at the front of the property and off-street parking for up to 5 cars.
Number of guests accommodated - 12 in 6 bedrooms plus travel cot (0-2 yrs) and put-up bed (3-12 yrs). Bathrooms – 5 (three en suite). Cloakrooms – 2.
Pre-Arrival
Recommended motorway junction is M5 J25 (less windey than M5 J24)
Nearest train station is Taunton, 8 miles away; there are taxis available at the station. Nearest bus stop is in either North Curry or Stoke St Gregory, both 1.5 miles away.
Arrival & Car Parking Facilities
There is a wide (6m) access from the road (signed ‘Riverside’) into a gravelled forecourt with parking for up to 3 cars. Large (3.5m) wooden gates open onto the concrete house driveway providing parking for a further 2 cars. The drive links to a paved terrace leading to the front door.
Main Entrance & Reception/Dining Room
The entrance to the property at the front has one small 10.5cm step over the wooden threshold. The front door is 85cm wide (maximum opening width of 73.5cm). The front door height is 1.97m.
lnside the front door is a small tiled vestibule with a further 6.5cm step over the UPVC threshold giving access to the reception/dining room. A fully glazed UPVC door has a width of 75cm (maximum opening width 72cm). The door height is 1.83m.
The reception/dining room has a flagstone floor and a solid oak dining table which seats 12-14 people and is 79cm high. Straight ahead is a 79.5cm opening (no door) with a height of 1.91m, leading into the kitchen/breakfast room.
Kitchen/Breakfast Room
The kitchen/breakfast room has a wooden plank effect ceramic tiled floor, with Rangemaster electric cooker, integrated fridge/freezer and full-size dishwasher.
The oak table height in the breakfast area is 79cm and the worktop heights in the kitchen are 91cm. The bench around the table is at a height of 48cm and is cushioned for comfort.
From the kitchen there are steps up, across a UPVC threshold and out onto the riverbank. Care should be taken using all back doors as the head height is seriously restricted. The first step up is 18.2cm, the second and third steps 18cm. There is a UPVC lip/threshold onto the riverbank of 5cm in height. The door leading to the riverbank is 1.27m in height and the width is 71cm, with a maximum opening width of 69cm.
There is a 77.5cm (max opening 76cm) doorway (1.85m height) through from the kitchen into the living room.
Living Room
The living room has a 42 inch flat screen TV, DVD player, and four sofas plus beanbags providing seating for 12 people. There is overhead lighting, a table with lamp and a number of small round side tables. This is a carpeted room with two coffee tables and pictures on the walls. There is a shower room & separate WC/cloakroom accessed via a door measuring 56.5cm with a maximum opening width of 52cm. The height of this doorway is 1.82m.
The shower room is immediately to the right with a step up of 7cm. The maximum opening for the shower door is 42.5cm. Off this shower area is a door through to the WC and wash hand basin. This doorway is 1.98m high and 66.5cm wide with a maximum opening width of 63.5cm. The sink in the shower room is 86cm to the top of the front of the basin.
A glazed door through to the garden room is 72cm wide, with a maximum opening width of 69cm and there is a UPVC lip/step/threshold step of 6cm. The door height is 1.81m.
Garden Room
In this room are two small sofas, side table, a kiddies tent, toy storage unit, and an assortment of junior toys, books and games
There are double doors leading into the garden; these measure 1.56m wide. Each door opens a maximum of 75cm and the height of these doors is 1.88m.
Utility Room & Laundry Room
The inner utility room is approached from the reception/dining room up a 4cm step through a doorway 74cm wide, (max opening 71.5cm) with a height of 1.95m. Here there is a full-height fridge and full-height freezer. The laundry room is approached through a 75cm wide opening (no door) having a height of 1.89m. There is a full size washer/dryer and second dishwasher. A further identical back door leads out on to the river bank, with three steps. Step one is 15cm, step two is 15cm, and step 3 is15cm. There is a 4cm UPVC raised door lip out onto river bank. The door width is 66cm wide, with a 63cm maximum opening width, and a height of 1.31m.
From the inner utility room to the downstairs WC there is one 12.5cm step up. A sliding door into the WC is 63cm wide, although only opens to a maximum of 55cm wide. The door height is 1.97m.
From the inner utility room to the games room there is one 16cm step up. The door width is 74cm with a maximum opening width of 71cm. The height of this door is 1.92m.
Games Room
A sliding patio door opens out onto the hot tub deck area; this is 98.5cm wide, although opens to a maximum width of 90cm. There is a UPVC lip of 1.5cm across a 8.87cm threshold and the height of the door is 1.91m. There is a 25cm step down from the hot tub to the terrace.
The games room includes a pool table with removable 2-piece table tennis top, dartboard, wall-mounted TV and table football. There are two wicker bar stools height 80cm and two wooden stools height 82cm.
Bedrooms 1 & 2
These are first-floor rooms, approached via stairs from the living room (each one 20cm in height) which curve around to the left at the top.
Bedroom 1 – Front with garden view
The doorway height is 1.93m and the width is 78cm (max opening 73.5cm). From the end of the kingsize bed to the wall is 39cm (restricted width at the foot of the bed). There are bedside tables with lamps, a free-standing hanging rail, drawer unit, chair and stool.
The en suite shower room with WC has a doorway height of 1.95m and a width of 62cm wide (max opening 57cm). The height of the sink is 1.01m. There is a step into the shower of 9.5cm in height and the maximum opening into the shower cubicle is 52cm.

Bedroom 2 – Rear with river view
The doorway is 1.96m high and 79cm wide (max opening 75cm). There is a wooden double bed with bedside tables and lamps, a chest of drawers and a chair.
The en suite shower room with WC has an entrance doorway with a height of 1.95m and a width of 62cm (max opening 57cm). The height of the sink is 87cm. The shower step is 9.5cm high and the maximum opening into the shower cubicle is 52cm.
Bedrooms 3, 4 & 5
These are first-floor rooms, approached via stairs from the reception/dining room (each one 20cm in height) which curve around to the left at the top.
Bedroom 3 – Rear with river view
The doorway is 1.92m high and 72cm wide (max opening of 71cm). The bed is king size (optionally configured as two singles) with headboard reading lamps. There is a chest of drawers, a free-standing hanging rail, Freeview TV and a chair.
Bedroom 4 – Front with garden view
The doorway is 1.93m high and 78cm wide (max opening of 76cm).The bed is superking size (optionally configured as two singles) with bedside cabinets and lamps, a dressing table with chair, chest of drawers with lamp, free-standing hanging rail and Freeview TV
Bedroom 5 – Rear with river view
The doorway is 1.93m high and 77.5cm wide (max opening of 76cm). The double bed has a double-bar metal frame. There are two bedside tables with lamps, a chest of drawers with lamp, Freeview TV, free-standing hanging rail and a chair.
Bedroom 6 – Rear with river view (2nd floor)
This is approached via a first-floor staircase - the minimum width is 62cm and the maximum width on the main staircase is 66cm wide. The master bedroom doorway is 1.98m high and 65.8cm wide (maximum opening width 67cm). There is a superking size bed (optionally configured as two singles) with bedside cabinets and lamps, dressing table with chair, chest of drawers, free-standing hanging rail, Freeview TV and a further chair.
The en suite shower room with WC is approached though a doorway which is 1.96m high and 66.5cm wide (maximum opening of 65cm).
The shower cubicle has a 9.5cm step into the shower. The shower door opening (entry) width is 50cm. The sink height is 83.5cm from the floor to the top of the sink. There is a small trestle bench adjacent to the shower cubicle.
Family Bathroom with WC (1st Floor):
The doorway is 1.91m high and 76cm wide (max opening 73.5cm). The sink is 86cm high from the floor to the top of the basin. The bath has a fixed shower over with swinging glass side-screen.
Shower Room with WC (1st Floor):
The doorway is 1.91m high and 74.5cm wide (max opening 72.5cm). The sink is 72.5cm high from the floor to the top of the basin.
The shower has a lip of 7cm on a door with a maximum opening width of 45.5cm.
Outside Space:
A level paved patio area surrounds the front of the house with a 12-seat wooden table and mesh covered garden chairs (April-October only). There is one step down to the lawned front garden, and also to a gravelled side area with a picnic table and integral benches. The hot tub is sited on a 25cm raised, paved and covered platform directly outside the games room and is accessed via a set of three (plastic) steps. The covered Weber charcoal barbecue is sited across the lawn on a slightly raised terrace.
There is no direct access from the front garden to the riverbank at the rear of the house. Access to the riverbank is via one of two rear UPVC doors which should be kept locked in the interest of child safety.
