BBQ: Gas barbecue for year round use, with fuel provided.
Bed Linen and Towels: Duvets and pillows (feather and down), bed linen and towels are provided. Slippers and towels are provided for use with the swim spa.
CCTV: Some of the outside areas and entrances to the property are covered by CCTV.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 11am.
Coffee Machine: Tassimo TAS3102GB Coffee Machine, with an initial supply of pods provided. At least 2 cafetieres.
Cots: 2 travel cots available on request. These are for infants aged 2 years and under. You will need to bring your own cot linen.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: Sorry, this property does not allow pets.
Electric Vehicle Charging: There is an EV charging point at this property – just plug in to use at no charge to guests staying at the property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging at Holiday Homes).
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, tumblers, hi-balls and plastic glasses for use with the hot tub), napkins. Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee (sachets), sugar (sachets), washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, laundry pods, hand soap.
Luxury toiletries provided (hand wash, shower gel/shampoo and room fragrance). Hairdryers in all bedrooms. Iron and ironing board.

Food Deliveries: Asda, Sainsburys, Tesco and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: Large, secure, landscaped garden with lawns, trees, mature shrubs, seating areas, swim spa/hot tub, outdoor furniture, bbq, and play area.
Guests: This property sleeps 12 guests in 5 bedrooms. 2 extra guest beds (high quality Z-beds) are available at an extra charge each. For more details please see the Floor Plans.
Highchairs: 2 available on request.
Kitchen/Utility: 1 electric oven, 4 ring induction hob, US style fridge/freezer, dishwasher, microwave. Extra chest freezer on request. Washing machine and tumble dryer.
Music: BlueTooth speakers in open plan living space. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for 6 vehicles.
Rooms: 5 bedrooms (3 ensuite), family bathroom, open plan kitchen, dining and living room, gym.
Room Configurations: Bedroom 1 has a super king bed, Bedroom 2 has 2 super kings, Bedrooms 3 and 4 have a king size bed and Bedroom 5 has bunk beds.
Swim Spa/Hot Tub: This is in its own garden area to the side of the property, overlooking the open fields. It is 8m long and can be heated to 40 degrees. There are swim jets and a built-in hot tub to one end. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: Smart TVs in living area and Bedroom 1, with connection to streaming sites using guests own passwords.
Wifi: 5k extreme high upload and download (928.68mb download/109.28mb upload).
Please note that the following applies as per our Terms and Conditions and House Rules: No noise outdoors after 8pm and indoors after 10pm - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
