‘Annacombe’ is a spacious and imaginative coachhouse conversion perfect for a child friendly escape for family, for friends or a romantic bolthole for two. The cottage is set in the grounds of a large country house in the beautiful countryside of the South Hams near south Devon’s historic and buzzily-alternative town of Totnes. Lying not far from the river Dart, and between the sailing centres of Dartmouth, Kingsbridge and Salcombe and the rugged wilderness of Dartmoor, it is an ideal base for exploring this unspoiled region with its excellent beaches, landscape and charming towns and villages. A whole array of inviting pubs and restaurants will tempt a break from self catering, and the attractions nearby - sporting, cultural and fun - provide lots to do for children and adults alike.

The centre of the accommodation is dominated by the impressive, double-height, south facing living room with its gallery, open roof beams, natural stone fireplace, bookshelves, pottery and rugs. It is open plan with both a living and a dining area. The stylish fitted kitchen/breakfast room, with unusual granite work surfaces, is well equipped with dishwasher, fridge-freezer, microwave, induction hob and double-oven together with a breakfast table. A utility room houses the washing machine and tumble dryer, and the oil-fired boiler. On the other side of the living room, beyond a vestibule and third WC, is a ground floor double bedroom with a king size (5') bed. Like the living room and kitchen, it overlooks the large cobbled courtyard belonging to the house. The en-suite bathroom has a bath and thermostatically controlled shower above, WC and washbasin.

Upstairs, at either end of the living room gallery are two bedrooms, one with twin beds and a cot and the other with a standard (4'6") double bed. Next door to the double bedroom is the second bathroom also fitted with a bath with thermostatically controlled shower above, WC and washbasin.

Outside, across the courtyard, two archways in its stone wall lead to an attractive, enclosed garden lawned and bordered by shrubs and climbers growing against the wall. There is ample parking for two or more cars.

Booking terms - a deposit of 33% is requested on booking with the balance payable 6 weeks before arrival. Clients are advised to take out suitable insurance covering Holiday Cancellation, Personal Liability and Personal Possessions.

"Very well appointed and comfortable cottage on a manorial estate near Totnes. Surrounded by quiet - albeit hilly - roads and footpaths for cycling and walking. In easy range of Dartmoor and the south coast. Totnes itself is just about in walking distance on a steep track and is a friendly small town with a good range of restaurants & shops. Enjoyed the veggie cafe and the brewpub, both on the High Street."
