Here's what you need to know to help you plan your stay at Churchill Refined 12. Please also see our House Rules.

BBQ: There’s a gas BBQ and pizza oven on the balcony at the back of the house. These can be used year round and gas is provided for both.
Bed Linen and Towels: Duvets and pillows (synthetic), bed linen, cot mattress sheets, towels and bath robes are provided. You will need to bring your own towels and suitable footwear for use in the spa hall.
Check In Details: Check in time is 4pm, check out time is 10am. More information can be found within your booking 4 weeks before your stay.
Coffee Machine: 3 cafetieres.
Cots: 3 travel cots or 3 full-size cots (mattress sizes 1200mm x 600mm x 75mm) are available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the house or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs are welcome (charged per pet - see Extras). Please be sure to read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are 4 EV charging points for guests’ use. You’ll need to select this as a chargeable extra after you have made your booking - note that this is non-refundable. Due to insurance restrictions guests must not use outdoor plugs or cables from the house to charge vehicles. Please see EV Charging at Holiday Homes for important information.
Essentials: You’ll have enough crockery and cutlery for a dinner party, napkins, glasses (tumblers, pint glasses, red wine, white wine, Pilsner glasses, champagne flutes).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dishcloth, scouring sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap, travel kettles.
Welcome Packs of shampoo, conditioner and body lotion are supplied.
There are hairdryers in all bedrooms.

Features: Spa hall with pool, hot tub and sauna, games room, movie room, outdoor play equipment.
Food Deliveries: The following will deliver to Churchill Refined 12:
Supermarkets: Asda, Sainsbury's, Tesco, Waitrose
Local Food: Riverford Organics, Coombe Farm.
Frozen meals: COOK Catering.
Please arrange deliveries for after your 4pm arrival and remember to put your name and mobile number on the delivery information.
Games Room: Pool table, air hockey, table football and table tennis.
Garden: Large secure courtyard with patios and seating, huge glass fronted balcony with outdoor furniture, BBQ and pizza oven (accessed via safety gate).
Guests: This property sleeps 12 guests in 6 bedrooms. 4 more guest beds are available (charged per person – see Extras). You can see where the extra beds are on the Floor Plans.
Highchairs: 3 highchairs are available on request.
Kitchen/Utility: There are 3 double combi ovens, 3 fan ovens and 3 warming drawers, 5 ring induction hob, fridge/freezer with ice maker, 2 undercounter fridges, drinks fridge, 5 dishwashers, separate ice making machine, washing machine, tumble dryer.
Movie Room: This has a 2.5m wide screen for projection, a full Sky package and BT Sports/Netflix, Amazon Firestick attached and an HDMI cable to connect from laptops.
Music: There are Bluetooth surround sound systems in the open-plan living space, the games room and movie room. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to the property.
Parking: There is a car park for up to 20 vehicles and close access to the property for unloading.
Rooms: There are 6 ensuite bedrooms, large open-plan living space, utility room, living room/movie room, games room, spa hall, 2 WCs.
Room Configurations: All rooms have zip and link beds that can be arranged as super kings or twins. You’ll need to select your choice within your booking after you have secured your holiday.
Spa Hall: This has a pool, hot tub, sauna, and showers.
Swimming pool - 11m x 4.55m with a constant depth of 1.2m, heated all year at 28-30 degrees. There are corner steps and a central, foot operated water volcano. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
Hot tub - The stainless steel hot tub is sunk into the floor; it seats 10 and has steps and a handrail to aid access.
Sauna - The glass fronted sauna seats 8.
Stairlift: There is a stairlift to the lower ground floor movie room and games room. There is no charge for this, but it must be booked in advance.
TVs: There are Smart TVs in all bedrooms, the games room and the open plan living space. All have a full Sky package and BT Sport/Netflix.
Wifi: Starlink.
Please note that the following applies as per our Terms & Conditions: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst you are away from the property - appliances such as washing machines and cooking equipment should not be left running whilst you are away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
